Amazon Data Services India has pre-leased an additional four acres of land in Powai, Mumbai, from engineering conglomerate Larsen & Toubro Ltd. The deal carries a tenure exceeding 17 years and a total rental commitment of more than ₹650 crore (approximately $68 million), according to property registration documents reviewed by multiple Indian outlets [1][2].

The transaction is Amazon's third land lease at the L&T-owned Powai campus, following a 5.5-acre lease signed in August 2022 and a four-acre lease in August 2023. The cumulative footprint at the site now stands at 13.5 acres [1].

The expansion comes weeks after Amazon CEO Andy Jassy met Indian Prime Minister Narendra Modi and announced a $48 billion investment commitment in India between 2026 and 2030. Of that total, over $21 billion is earmarked for expanding AWS data center capacity in Mumbai and Hyderabad, including the deployment of custom Trainium AI chips and Amazon Bedrock managed AI services [4].

Lease Terms

Amazon Data Services will pay a starting monthly rent of approximately ₹69 lakh per acre, subject to a 3 percent annual escalation clause. The company also paid a lease premium of ₹72 crore upfront. The lease includes a cumulative 24-month rent-free period spread across the tenure [3].

The total rental outgo over the 17-year-plus term exceeds ₹650 crore, or roughly $68 million at current exchange rates. The landlord, Larsen & Toubro, owns extensive real estate in Powai, housing offices, R&D facilities, and commercial developments — making the area an increasingly dense hub for hyperscale cloud infrastructure [1][3].

The Powai Campus

Amazon's Powai footprint has grown in three stages. The first 5.5-acre lease was executed in August 2022, followed by a four-acre expansion in August 2023. The latest four-acre addition brings the total to 13.5 acres — all leased from L&T on the same Powai campus [1].

No power capacity or building specifications have been disclosed for the campus. AWS launched its Mumbai cloud region (ap-south-1) in 2016 and has operated availability zones in the market for a decade. The company invested $3.7 billion in India between 2016 and 2022 [1].

Broader AWS India Buildout

The Powai lease is one piece of a much larger India infrastructure push. In April 2026, Amazon disclosed plans for a separate 49-acre data center campus in Navi Mumbai near Taloja, with an estimated investment of $429.8 million [1].

In Hyderabad, where AWS launched its second Indian cloud region in 2022, the company has committed an additional $7 billion for expansion. Across both regions, AWS plans to deploy custom Trainium AI chips and expand access to Amazon Bedrock, its managed AI inference platform [4].

Amazon's cumulative India investments from 2010 through 2030 are projected to exceed $88 billion, making it the largest foreign investor in the country. The company says the infrastructure buildout will support 3.8 million jobs and bring AI capabilities to 15 million small businesses by 2030 [4].

India's Data Center Market Context

India's data center market has attracted aggressive investment from global hyperscalers and colocation providers. AWS, Microsoft Azure, and Google Cloud all operate multiple regions in the country, with each announcing multi-billion-dollar expansion plans over the past 18 months.

Mumbai and its surrounding metro area remain the primary hub, driven by submarine cable landings, proximity to India's financial sector, and relatively developed power infrastructure. Navi Mumbai, Pune, Chennai, and Hyderabad serve as secondary and tertiary markets absorbing overflow demand.

L&T's Powai land bank positions the conglomerate as a significant landlord in the hyperscale segment, with Amazon now its anchor tenant across 13.5 acres of data-center-designated parcels [1][3].
