Farmland Partners: Interim Value Via Asset Sales, Long Term Via Strategic Pivot
Farmland Partners Inc.'s Q4 earnings surpassed expectations in February, with FFO per share beating targets. The REIT is focusing on asset sales-based shareholder returns and strategic acquisitions, despite potential FFO reductions from asset sales, ensuring sustained dividends through fiscal 2025. Debt reduction and strategic acquisitions might drive future value, enhancing FPI's bottom-line performance and providing diversification benefits for risk reduction.

Winners Of REIT Earnings Season
In Part 2 of our Earnings Recap, we present a sector-by-sector breakdown of the Winners of REIT Earnings Season, discussing incremental positives/negatives and noting the individual standouts. Healthcare REITs were the leaders this earnings season, with results showing robust momentum in senior housing fundamentals, while tenant operator issues improved across other healthcare sub-sectors. Results from Net Lease, Casino, and Residential Mortgage REITs - several of the most rate-sensitive sectors - were also surprisingly steady despite the interest rate turbulence in late 2024.

5 REITs Ripe For Buyout
M&A is beneficial for target shareholders, offering premiums of 10%-50%, and identifying potential buyout targets involves analyzing specific features like discount to NAV and valuation disparity. REITs trading below NAV, especially in hot asset classes, are prime M&A candidates. Willingness to sell, management incentives, and operational synergies are crucial factors in determining a company's likelihood of being acquired.

Farmland Partners Announces Tax Treatment of 2024 Distributions
DENVER--(BUSINESS WIRE)--Farmland Partners Inc. (NYSE: FPI) (the “Company” or “FPI”) today announced the tax treatment of our 2024 common stock distributions, as summarized in the following table. The State Of REITs: January 2025 Edition
The REIT sector took a beating in December with an average total return of -6.85% but still finished in the black for full year 2024 (+3.70%). Small cap (-5.98%) and mid cap REITs (-6.62%) outperformed large caps (-7.43%) and micro caps (-8.63%) in December. Only 9.68% of REIT securities had a positive total return in December. 55.63% had a positive total return for all of 2024.

Farmland Partners: Diversification Benefits And An Improving Dividend Profile
Data suggests that Farmland Partners Inc. offers diversification benefits with a weak correlation to major equity and real estate ETFs. The REIT's business model includes leasing agricultural land, selling crops, and providing ancillary services, ensuring revenue diversification. Strong fundamentals, including high collection rates, long-term leases, and involvement in renewable energy, support a positive outlook for 2025.

Farmland Partners: AFFO Set To Benefit From Deleveraging In 2025
Farmland Partners executed two significant transactions in Q4 2024 producing proceeds of $308 million and exiting the Florida, South and North Carolina farmland markets. The transaction increases the significance of California permanent crop farms which are more difficult to value. I estimate FPI's AFFO should increase to $0.35-$0.40/share in 2025 driven by deleveraging and cost savings. Even so, the AFFO multiple remains too high.

3 Big Dividends Backed By High-Quality Assets
Avoid private equity and REITs offering unsustainable high yields; they often rely on risky investments or leverage, leading to potential capital destruction. We prefer to look at the cashflows first to ensure companies have enough to sustain the dividend while retaining some for growth. This article explores the various pitfalls of traditional high-yield investing and proposes 3 high-yield stocks that offer a better total return potential.

Fed Ahead
Ahead of the Federal Reserve's critical interest rate decision next week, U.S. equity markets snapped a three-week winning streak as benchmark interest rates jumped to the cusp of five-month highs. Lukewarm CPI and PPI inflation reports were "good enough" to solidify another Fed rate cut next week, but "sticky" trends called into question the outlook for continued easing in 2025. After setting a series of fresh record-highs in the prior week, the S&P 500 slipped 0.6% this week, but still remains on pace for its best year since 2019.

'Tis The Season For REIT Dividends
U.S. equity markets climbed to fresh record-highs while benchmark interest rates dipped sharply, as investors parsed inflation data and deliberated the potential implementation and impacts of Trump Administration policies. Markets cheered the nomination of Scott Bessent for US Treasury Secretary, reflecting expectations that the implementation of hawkish trade and immigration policies would consider the impacts on U.S. financial markets. Extending its post-election gains to around 6%, the S&P 500 advanced another 1.2% this week. The Small-Cap 600 gained 1.1% this week - lifting its post-election gains to over 10%.

REIT sectors are often mispriced due to broad-brush analysis; individual property types react differently to economic news, creating investment opportunities. Farmland Partners Massive Land Sale Demonstrates Asset Value
Farmland Partners' recent sale of 41,554 acres at a 61% premium to USDA values highlights its NAV at $17-$21 per share, well above market price. This sale disproves bear claims, showing FPI's land quality and potential for higher value, especially with remaining high-value assets in Illinois and California. FPI's net asset value is roughly 70% higher than its market price, offering potential returns from portfolio sales, asset sales with buybacks, or continued operations.
